Every listing starts with a thorough walk-through (I offer complimentary staging consultations (valued at $500) to all my listing clients). You’ll receive a custom action plan after this meeting.

Staging & Prep
Next, I coordinate any needed staging work. Have a vacant or half-empty room? I can bring in furniture and decor. Too much stuff? I’ll help arrange temporary storage solutions and edit down the contents. Need paint or minor fixes? I can recommend trusted local pros or assist with choosing paint colors that appeal to buyers (tip: classic neutrals or soft historic tones work wonders in old homes). My approach is cost-conscious – we aim for maximum impact with minimal investment. Remember: the cost of staging is typically far less than your first price reduction would be, so it pays to get it right upfront.

Professional Photography
Once the home looks its best, I’ll arrange for high-quality listing photos (and videos/virtual tours when appropriate). Every detail we’ve staged will shine in the photos, because online appeal is the new curb appeal. Buyers often decide whether to visit a home based on listing photos, so we don’t cut corners here. The goal is to have scroll-stopping images that tell a story of an inviting, stylish lifestyle.

Listing & Marketing
With gorgeous photos in hand, I’ll create a compelling listing description that highlights not just the specs, but the story and potential of your home. (Did your home have a renovation by a local artisan? Does it have a secret garden backyard perfect for summer nights? We’ll include it!) Then, I leverage multi-channel marketing – MLS, social media blasts, email to my buyer database, and even targeted ads – to ensure your home’s story reaches the right audience. My marketing is modern and proactive: think Instagram reels of your staged home, Facebook marketplace buzz, dedicated property webpage with a professional video walkthrough, and if appropriate, even open house events staged like gatherings to help buyers connect emotionally.

Showings & The Sale
As buyers tour your beautifully staged home, I’ll be there to field questions and feedback, adjusting our strategy if needed. (For instance, if buyers love the decor, I might highlight in negotiations that certain pieces can be included – a trick to sweeten the deal.) Once offers come in, I’ll negotiate firmly on your behalf, knowing we’ve positioned your home to justify top dollar.
